Which way of selling fits your situation?
Answer three quick questions. We'll show you which of the four paths we'd compare first, then a local person on our team works through them with you using real numbers in your free BOCO Options Review.
No wrong answers. "I'm not sure yet" is the most common one we hear, and it's a fine place to start.

Compare the tradeoffs side by side
The four paths we compare in every BOCO Options Review, side by side. Your actual numbers depend on the house and your situation, so we confirm them with you before you decide anything.
| Path | Timeline | Repairs | Commissions and closing costs | How you're paid | Main tradeoff |
|---|---|---|---|---|---|
| As-is saleBest when speed or certainty matters most | Usually the fastest. You pick the closing date. | None. Sold in its current condition. | No agent commission. Who pays closing costs is spelled out in your written offer. | In full at closing. | Usually a lower price than a retail sale. |
| Improve-and-sellBest when the house has upside and you have time | Longer: improvements, then time on the market. | We fund the improvements, not you. | Paid from the sale proceeds, as set out in your written agreement. | An agreed amount when the house sells. | May net more than an as-is cash sale, but depends on the market and takes longer. |
| Flexible sale / seller financingBest when you don't need all your money at closing | Closing can be quick. Payments continue over an agreed term. | Usually none on your side. | No listing commission. Costs are set out in the written agreement. | Part at closing, the rest in scheduled payments with interest. | Changes how and when you're paid, not necessarily how much. More complex, so have your own attorney review it. |
| Traditional listingBest when the house shows well and timing is flexible | Depends on prep and the market. Often the longest to close. | Your choice and your cost, usually before listing. | Typically paid from your proceeds, as negotiated with your agent. | In full at closing. | May produce the highest gross price, with showings, repairs, and less certainty. We refer you to an independent licensed agent. |

Why we compare before we buy
I'm Brian, founder of BOCO Realty Solutions. My background is emergency nursing, where you learn that pressure doesn't help people make better decisions. Clear information does.
So we show you every realistic path first. If us buying your house makes sense, we'll explain why. If a listing or another route puts you in a better position, we'll tell you that too.

Questions about choosing a path
Can I compare more than one option before deciding?
Yes. That's the whole point of the first call. We lay the realistic paths side by side, and you decide whether any of them is right for you.
What is improve-and-sell (novation)?
You sign an agreement that lets us improve and market your house, usually with a licensed agent, and you're paid an agreed amount when it sells. It may net more than an as-is cash sale, but it takes longer and depends on the market. We explain every term in writing before you sign.
Is a flexible sale or seller financing safe for me?
It can be, when it's structured correctly: a recorded lien, a proper note, insurance, and servicing. We always recommend your own attorney review it. If the property is your homestead or the buyer will live there, extra Texas rules apply.
Will you pressure me to sell to you?
No. If we're not the best fit, we'll tell you who is.
Will an AI contact me?
Possibly. Our assistant, Rachel, may text to collect details and set up a call with our team. You can ask for a person anytime, and you can reply STOP to opt out.

Not sure where you fit? That's normal.
Call and talk it through, or answer the three questions above. Either way you'll leave with clear options.
